First — what we mean by an “estate”

To Factory2Key, an “estate” is a new residential site with the potential for a minimum of 20 dwellings — whether or not you plan to build the homes yourself. There are two kinds of developer we work with, and the approach is similar for both — only the story is different.
Path A
You're subdividing land
You sell lots, not homes. We help you position those lots alongside real home options — because a lot shown with the home it could carry reveals the true development potential of the land. If the market signals prove up the model, we can help support the sales too.
Path B
You're planning homes too
Your masterplan already includes dwellings. We offer a modular alternative to the traditional building plan you may have — often faster to deliver and more cost-certain — so you can compare it against your current approach before you commit.
Either way, this is a low-cost way in. Listing your estate is a cheap, fast way to test your masterplan against real market demand before you spend big. Don't have a masterplan yet, or yours needs work? We can develop compliant masterplan alternatives for your land.
We focus on residential estates for now — commercial and industrial may follow.

You tell us about your estate on this page. If you don't have a master plan yet, we develop one for you. If you do, we cross-check it against the site — confirming it's feasible and actually allowed on the property (zoning, planning rules, and site constraints) before anyone commits.

We create a dedicated, professionally-presented page for your estate — the homes, the vision and the opportunity, ready to put in front of the market.

We engage local agents to promote it
We bring trusted local real-estate agents on board to take the estate to their networks and their buyers, right where the demand is.

We gather waitlist registrations and read the real signals
As interest comes in, we capture waitlist registrations and cross-check them against genuine market signals — real buyer intent, not guesswork. You get an honest read on demand.

Go, adjust, or stop — then we activate
From that evidence we decide together whether the estate stands as it is, needs reshaping to suit the market, or shouldn't proceed. Once it's proven up, we firm up the waitlist page, move interested buyers through the sales pipeline we've built, and engage funders to help support the project.

What you'll need

- Your vision — what you want to build, who it's for, what success looks like
- The estate / project name and where it is (suburb & postcode)
- Planning / zoning status (zoned, DA lodged or approved, concept, or raw land)
- Whether you own or control the site (owned, under option, or negotiating)
- The land owner's details, if that isn't you (e.g. you're an agent)
- The certificate of title, if you have it — it carries the accurate lot details
- Any plans, sketches, drawings or preferred house designs to upload
- How you'd like to do a deal (sale, joint venture, staged, build-to-rent)
